Finding water leaks using a Ultraviolet dye test

Water that leaks into a concrete substrate will always flow in the direction of least resistance. It is very common to observe water leaking in one part of a building but the leak is only visible several meters away. This distance becomes more complicated when considering the impact of a cavity wall, and the way in which the facade of the building is connected to each floor.

A few years ago, we came across a client who had a water leak on the 6th floor of a building, but the water leaked out of the internal walls of the second floor on the other side of the building. They had a team of engineers and specialists giving an opinion and possible answers, until we suggested a dye test. No one would have imagined that it would be possible, but the dye test was 100% conclusive.

This is where Ultraviolet dye is a great help. We use different coloured dyes which are only visible when exposed to Ultraviolet light. In this way, we can safely use the dye without any permanent visible stain on your walls or concrete. 

We put the dye in the different drains ( example – basin, bath, shower and toilet), and then wait to see which colour leaks out of the water exit point using a Ultraviolet light.

With this technique, we can easily eliminate suspected leaking pipes, so that we can focus on the pipe that is leaking.
